Has anybody any experiences with either buying or selling a property through a Notaire.I notice a lot of French use their services as opose to Estate agents and i wonder if their fees are lower?

Hi Trixie,

It may well be less costly to seek out a property from a Notaire direct because they handle the legal side of a sale/purchase any way. Therefore, the fees that they charge for selling the house are usually lower than an immobiliers.

For instance if you used an immobilier, usually about 10% of the price is for the immobilier plus you will have legal fees at the time of purchase payable to the Notaire of between 7 to 12% of the agreed purchase price. However if you go direct to the Notaire and find the property the vendor will probably, because of a lower percentage of commission charged by the Notaire, be able to agree a lower purchase price and by doing so this will also lower the legal fees as well.

Hope this makes sense to you. Do Beware though, if you see a house via an immobilier and then find it on a Notaires Board the immobilier may well have a claim to the commission charges and it could cause difficulty to all involved, not to mention extra cost if you tried to deal direct with the Notaire.
